Top things you can help your agent do while submitting an offer.
I think we can all agree that writing the strongest and most compelling offer will benefit everyone, including the economy. Below are some tips that our office brainstormed on while at an office meeting. Hope they'll come in handy.
1. Include actual owner of record on page one. Gone are the times of the "OOR". And it's ok if you don't know it, just leave it blank, the listing agent should know. Equally important, the Contract, Appraisal and title MUST match.
2. Complete all the info on the Signature Page. Don't hide yourself and seem questionable. Include emails and phone numbers for all parties.
3. Include Association Contract for ALL Condo Contract. You'll thank me later.
4. Include Condo Info with Contract to lender. Most listing agents are doing due diligence up front, share it with the lender.
5. I cannot stress this enough. SEND CLEAR READABLE COPIES. Stop with the back and forth faxing. We live in the era of .PDF as a standard.
6. Address all negative answers on Disclosures UP FRONT. These will have to be inspected and repaired.
7. AVOID END of MONTH CLOSINGS. It can get pretty hectic at the Title Co.You DON'T want to be on their bad side. Consider a closing date during the THIRD week of the month or the FIRST week of the month. Save some nerves.
8. Save 3 days. Insert the AMENDATORY CLAUSE with the Contract for FHA Loans.
9. This is a no brainer, but many, many people miss this. Insert Contingency Dates and Closing Dates from "Date of Acceptance"
